Step 1: Initial Consultation & Transition Planning

Our process begins with a personal intake appointment.

During this conversation, we discuss:

  • The client's current situation
  • Their goals and concerns
  • Where they may want to move
  • Financial considerations
  • Timing and support needs

If the client has not yet decided where to move, we can connect them with a complimentary Senior Placement Specialist.

This specialist acts as an independent guide for senior living and independent living communities. They help clients understand what housing options fit their budget, evaluate lifestyle preferences and care needs, prequalify financially with retirement communities, and identify communities that may be a good fit.

Clients may tour communities independently, or we can accompany them during visits if they would like additional support.

Step 2: Floor Planning & Deciding What Moves

Once a new residence is selected, we obtain the floor plan of the new home or apartment.

We then coordinate with an interior designer for space-planning service that helps determine:

  • Which furniture will fit
  • What belongings can comfortably move to the new space
  • How rooms should be arranged
  • What items may need to be sold, donated, or stored

This step helps eliminate uncertainty and can help prevent unnecessary moving expenses.

Step 3: Packing, Moving & Move Coordination

After the moving plan is finalized, our team coordinates the relocation process.

Services often include:

  • Professional packing
  • Scheduling movers
  • Coordinating move timelines
  • Supervising loading and unloading
  • Managing logistics on move day

Clients may remain involved throughout the process, or they may choose to step away while the move is being handled.

On moving day, a dedicated Move Coordinator oversees the transition from start to finish and works directly with the movers and unpacking team to help ensure everything is placed correctly in the new residence.

Step 4: Unpacking, Organizing & Settling In

The goal is not simply to move belongings into the new residence. The goal is to make the new home functional, safe, organized, and comfortable.

The unpacking team helps:

  • Make beds and prepare bedrooms immediately
  • Unpack kitchens and organize cupboards
  • Arrange pantry items logically
  • Ensure commonly used items are accessible
  • Organize furniture and living spaces to optimize comfort and safely

The team returns after the move to make adjustments as needed, such as reorganizing drawers or cabinets, improving accessibility, fine-tuning room functionality, and helping the client feel settled.

Step 5: Managing Remaining Household Contents

Once the client has transitioned into the new residence, our attention turns to the original home.

Before preparing the property for sale, we work with the homeowner to determine what should happen with remaining contents. This may include:

  • Estate sales
  • Donations
  • Item removal
  • Clean-out coordination

Those logistics are scheduled and managed as part of the overall transition plan.

Step 6: Pre-Listing Inspection & Home Evaluation

Before the property is listed, we schedule a pre-listing home inspection.

This inspection helps identify:

  • Electrical concerns
  • Plumbing issues
  • Roof condition
  • HVAC condition
  • Safety or financing concerns
  • Repairs that may affect financing eligibility

The inspection helps determine sale strategy; whether the property is likely to qualify for FHA, VA, or conventional financing, or whether repairs may be necessary before listing.

Step 7: Repair Strategy & Home Preparation

After reviewing the inspection results, we help the homeowner determine the best strategy for preparing the property for sale.

Once the home is prepared, we coordinate professional marketing services designed to showcase the property effectively.

This may include:

  • Professional photography
  • Matterport 3D (virtual) walkthrough tours
  • Video walkthroughs
  • Social media video content
  • YouTube property tours
  • Online and social media advertising

We may also market directly to the surrounding neighborhood through postcard campaigns and, in some cases, neighborhood open houses.

For on-site marketing, property signs include QR codes that take buyers directly to a dedicated webpage featuring the home.

Step 9: Buyer Lead Management & Local Market Exposure

Unlike many national listing platforms that may route inquiries to outside agents unfamiliar with the area, inquiries generated through this platform are directed back to our office.
